Wildfire Property Inspections – Zone 0 and Defensible Space
We offer Wildfire Compliance and Mitigation Inspections for Homeowners, HOA’s, Insurance Carriers, and Apartment Owners.
The City of San Diego in December 2025 approved new Zone 0 policy regarding property dwellings in all Very High Fire-Hazard Severity Zones. The approval goes along with State wildfire measures to make Zone 0 rules implemented across the State by the end of 2025.
What is Zone 0?
Zone 0 refers to the first 0-5 feet surrounding a dwelling structure. Under current Local San Diego and State policies there would not be allowed any combustible items within the zone including landscaping and wood fencing. These measures are put in place to prevent any embers from a potential fire from entering the dwelling’s attic or interior spaces.
As part of our Inspection, we will also provide guidance for proper defensible spacing regarding combustible vegetation for Zones 1 and 2. Each zone around a dwelling has its own requirements regarding vegetation spacing.
Zone 0 represents 0-5 feet surrounding the dwelling.
Zone 1 represents 5-30 feet surrounding the dwelling.
Zone 2 represents 30-100 feet surrounding the dwelling.
How our inspection helps
We perform a full inspection of the exterior of the property. After the on-site inspection we provide a detailed report with on-site pictures as well as an overhead diagram of the property showing all zones at the subject property. We then give a guidance summary to show steps needed for compliance and applicable wildfire safety measures needed for all three zones (0,1,2). This might include trimming or removal of trees, brush removal, vegetation replacement, and relocation of combustible items.
Proper adherence to the report will bring subject property into general compliance with Local, State, and most Insurance Carrier’s guidelines for wildfire mitigation.
